Residency Requirements

1. We’re looking for candidates that have a minimum credit score of 650 a credit rating of (B) credit. All adult applicants planning occupying must meet these guidelines.

2. All intended occupants must have a 3-year employment history or have verifiable income to support the monthly income requirements. Copies of last two months of year-to date pay stubs, last two years W-2's or employment verification.  If self-employed, then 2 years tax returns, plus Y-T-D Profit & Loss Statement required. Copy of an official picture ID (Driver’s License, State ID or Passport for ages 18 years of age and older)

3. Copy of Social Security card

4. Proof of current residence (utility bills or insurance bill in the names of the applicants)

5. Must have verifiable past rental history for the past 3 years with positive feedback from existing landlord. (Rent Verification is required or copies of canceled checks for last 12 months of paid rental history should be remitted upon request only). 

6. No history of evictions or felonies of any kind

7. Must have banking account (Banks or Credit Union)

8. No legal items posted on profile in the past 18 months

9. Income must be at minimum of 2 1/2 times the monthly rent. In this case $1,600.00 x 2 ½ times = $4,000.00

10. The required amount upon occupancy is one-month rental payment & 2 months of security deposit that is equivalent to two months times $1,600.00

11. Must have 75% overall positive credit rating

12. There is absolutely no smoking of any kind in the interior unit or the exterior of the building of any kind, including cigarettes, vapor smoking, blunts, Marijuana or Cigars. 

13. NO PETS of any kind are allowed in the unit or the building including fish, lizards, cats, dogs, puppies, birds, ponies, fish & any other living thing

14. Not more than three occupants allowed to a one-bedroom apartment

15. Must be able & willing to regularly maintain a clean unit, including keeping the exterior front doors, windows & window sills, front unit entry and exterior banister swept clean

16. Owner reserves the right to visit existing home of potential applicants prior to final decision or approval. Owner must be able to verify positive verbal feedback from existing or prior landlords.

17. The contractual term is a one-year renewable lease

18. An initial tenant screening, will be processed upon submission of application, verification of income & liability documentation. The screening fee will only be collected in the amount of $35.00 per person only after the application(s) and all income and liabilities have been analyzed upon submission.
